That is the situation we are set up for. What kills those deals is almost never the asbestos. It is the uncertainty — a buyer imagining a catastrophic figure because nobody could give them a real one in time.

Vermiculite attic: small or partial removals from $4,500; most Calgary bungalow attics $10,000 to $16,000.
Popcorn or textured ceiling: $8 to $15 per square foot where asbestos is present; a single room typically $1,500 to $5,000. A clean ceiling is closer to $2 to $3 per square foot.
Floor tile and mastic: small targeted removals $1,500 to $3,500; larger areas quoted after a site visit.
Testing: bulk samples from about $70; a full residential survey with written report $500 to $950.

How fast can you get out during a condition period?
Same or next business day for the site visit in most cases, with a written quote following. Lab turnaround on bulk samples is typically two to five business days, and rush analysis is available at roughly 50 to 100 percent more when a condition deadline is close. Tell us the deadline when you call and we will tell you honestly whether it can be met.
What does vermiculite in the attic do to a deal?
Usually less than people fear, once there is a real number attached. Small or partial removals start at $4,500 and most Calgary bungalow attics run $10,000 to $16,000. And not all vermiculite contains asbestos — a test costs a small fraction of removal and sometimes ends the issue entirely.
Can you provide a written scope and quote we can use in negotiation?

Do you provide clearance documentation for the file?
Yes. Air clearance results, the waste manifest and the Alberta OHS project notification all go to you. On a resale that documentation is worth having in the file.
Do you charge realtors for an opinion?
No. A walkthrough and a written quote are free. Lab testing has a cost because a third-party accredited lab does the analysis, and we will tell you what it is before anything is sampled.
Is it worth removing before listing, or disclosing and discounting?
That depends on the property and the market, and it is your call, not ours. What we can give you is an accurate number for the removal so the comparison is a real one. Sometimes the removal costs less than the discount buyers ask for once the word asbestos appears in a report.
