Vermiculite insulation removal in Calgary

Vermiculite — the lightweight, pebble-like insulation poured into attics across Alberta from the 1960s through the 1980s — frequently contains asbestos, most notoriously from the Libby, Montana mine sold under the Zonolite brand. Undisturbed in a sealed attic it poses little day-to-day risk. But the moment you renovate, add pot lights, upgrade insulation, run wiring, or sell the home, it becomes a problem that has to be dealt with properly.

What vermiculite removal costs in Calgary

Most contractors won’t put a number on a page. Here’s ours.

Small or partial removals start at $4,500. Most Calgary bungalow attics run $10,000 to $16,000.

There’s a floor because the setup barely changes with size. Sealed containment, negative air, decontamination and clearance testing cost close to the same on a small attic as a large one.

Above that floor, four things move the price: attic size and how deep the insulation sits; access, since a gable door you can walk equipment through is a different job from a bedroom-ceiling hatch; whether ductwork, wiring and stored belongings are up there with it; and disposal weight, because vermiculite goes by the tonne to the only Calgary landfill that accepts asbestos, by appointment and under permit.

Every job is quoted as a fixed, itemized price after a site visit, with commencement and completion dates in writing. No open-ended hourly work.

Testing first. An attic sampling visit starts at $425, because attic work is confined space work and takes two people, and vermiculite analysis is $165 a sample. Three samples is the minimum on an attic, so a test is from $920, with results in two to five business days. One thing to check with whoever samples it: vermiculite needs a more sensitive lab method than standard asbestos analysis, and a standard test can miss it. How we remove it

Vermiculite attic removal is high-risk abatement under the Alberta Asbestos Abatement Manual. We take it out by hand rather than with a vacuum truck, and under the manual that is what puts the job in the high-risk class — full containment, a decontamination unit, powered respirators and carded workers. It is the reason an attic costs what it costs.

1. Testing. We sample the insulation and confirm asbestos content through an accredited lab. Not all vermiculite contains asbestos — testing first means you only pay for what's necessary.

2. Containment and attic entry. The attic and access points are sealed, negative air pressure keeps fibres out of the living space, and a three-stage decontamination unit is built onto the containment so nobody walks out of the work area in contaminated gear. Alberta OHS treats an attic as a confined space, so the entry is permitted and a second worker stays at the hatch the whole time anyone is up there — nobody goes up alone.

3. Removal. The insulation comes out by hand, scooped straight into sealed bags up in the attic, so nothing is dry-swept and nothing gets stirred up on the way out. Wetting is a judgement we make on the day rather than a default — on vermiculite, water can make the fibres cling to rough framing and leave a harder clean behind. Bags are sealed and labelled before they leave the attic, and the waste goes to an approved disposal facility with a manifest.

4. Clearance and documentation. The joists and framing are HEPA-vacuumed, the attic is detail-cleaned, and you receive full documentation: test results, removal records, and disposal manifests — what buyers, insurers, and renovation contractors want to see.

5. Re-insulation. We can coordinate new, safe insulation so your attic comes back better than before.
