Who we clean for

Small offices and professional suites, clinics and dental practices, salons and barbershops, gyms and studios, daycares, shops, cafes and restaurants, trade shops and small warehouses, and condo or strata common areas — lobbies, corridors, stairwells and amenity rooms.

If you are a facility manager running several large buildings, we are not the right size for you yet and we will say so. If you run one place and you want to know who is walking through it after hours, we are.

What a regular visit covers

Washrooms top to bottom, including fixtures, mirrors, dispensers restocked and floors washed. Kitchens and staff rooms — counters, sinks, appliance exteriors, bins emptied and relined. Desks, reception and touch points wiped. Glass on doors and internal partitions. All floors vacuumed and hard floors washed. Scope is confirmed in writing before the first visit, so there is no argument later about what was supposed to be included.

What it costs

Priced per visit by floor area, whatever the frequency. Calgary prices, excluding GST.

One-off commercial deep cleans are $65 per hour with a four-hour minimum. Carpet by hot water extraction is $149 for two rooms. Floors stripped, sealed or buffed are quoted on the floor type and area.

Evenings and weekends

Most of our commercial work happens when yours has stopped. Evenings, early mornings and weekends all work, and after-hours or weekend visits add 15% to the rate above. A clinic cleaned at six in the morning costs more than one cleaned at two in the afternoon, and we would rather put that on the page than discover it on the invoice.

Turnover, renovation and handover

Between tenants, after a fit-out, or before a handover is a different job from a regular visit and is priced differently. Final cleans before handover run $0.35 per square foot with a $249 minimum — see post-construction cleaning. Tenant turnover between leases is quoted after a walkthrough, because the condition is never what the lease says it should be.

Why an abatement contractor is cleaning your building

Most of what we do is asbestos abatement, mould remediation and fire and water damage work. That matters more in a commercial building than people expect.

Calgary has a lot of tenanted space in buildings put up before the 1990s. Ceiling tile, floor tile and the glue under it, drywall mud, pipe insulation and textured ceilings from that era can contain asbestos. A cleaning crew that does not know what it is looking at will take a scrubber to a damaged tile, or dry-sweep a ceiling space after a leak, and make a small problem into a notifiable one. We know what not to disturb, and if we find something in your building we will tell you and stop rather than carry on and hope.

It also means we carry commercial general liability insurance and WCB coverage, which a lot of small cleaning outfits do not, and we can produce both before you let anyone into the building.

Insurance, WCB and certificates

Proof of insurance is available on request — our broker issues certificates the same day in most cases, and can name your company where your lease or your contract requires it.
