Asbestos drywall and joint compound removal

The joint compound in a pre-1990 house is the most commonly missed asbestos material in Calgary — and the one that puts fibres through a whole home fastest.

Drywall sheets themselves rarely contain asbestos. The joint compound — the mud over the seams, the corners and the screw heads — often did, in North American houses built or renovated from roughly the 1940s into the 1990s. It is the material behind more Calgary renovation shutdowns than any other, for one simple reason: you cannot see it, and sanding it is the first thing most renovations do.

Why the whole wall gets treated

Joint compound is not a separate layer you can lift off. Once it is taped, sanded and painted it is part of the wall, spread across every seam and corner in the room. A laboratory result of one percent on a seam sample means the wall assembly is treated as asbestos-containing, not just the six inches the sample came from.

That is why a positive joint compound result changes a renovation so much. It is not one ceiling or one floor — it is potentially every wall and ceiling in the house, and the cost follows the square footage.

Testing first, and what it costs

A sampling visit is $225 within Calgary plus $85 a sample. The minimum on one material in one area is three samples, so a typical test is $480 including the visit, with results in two to five business days. Full prices are on our pricing page, and we credit the $225 visit fee against the contract if we do the removal.

Plenty of joint compound comes back clean, and when it does we say so and you get on with your renovation without us. That is the honest position on testing: it is the cheapest possible answer, and roughly half the time it is the answer you wanted.

How we remove it

The room is sealed — poly over every opening, floor covered, HVAC shut down and registers sealed, and a negative air machine running so air moves into the containment rather than out of it. Workers are in hooded coveralls with fit-tested respirators.

The wall is misted before anything is cut. Panels come off wet, in sections, and go straight into bags inside the room. Nothing is dry-scraped, nothing is sanded, nothing is swept. Once the framing is bare it is HEPA-vacuumed, the containment is cleaned, and an independent clearance test is done before the poly comes down. The clearance is carried out by a third party, not by us — the company that did the removal should never be the company that certifies the room is safe.

Risk classification, and why it matters to your bill

Alberta classifies asbestos work as low, moderate or high risk according to what the material is, how much of it there is and how friable it becomes when worked. Drywall removal in a house usually falls into the moderate or high band once containment is required, and the classification drives the containment, the respiratory protection and whether a decontamination unit is needed. A quote that comes in far below everyone else is usually a quote that has classified the job lower than it should be. Ask any contractor to state the risk classification in writing.

Frequently asked questions

What years is asbestos joint compound found in?

Broadly from the 1940s into the 1990s in North America, with the material still turning up in houses renovated well after manufacturers stopped using it, because leftover stock kept being used. The practical rule in Calgary is that anything built or renovated before the mid-1990s should be tested rather than assumed.

Is it just the seams, or the whole wall?

Treat it as the whole wall. Joint compound runs along every seam, corner and screw head and cannot be separated from the sheet once it is taped and painted, so a positive result means the wall assembly is handled as asbestos-containing.

Can I just leave it and drywall over the top?

Often yes. Asbestos that is intact, sealed and not going to be disturbed is not releasing fibres, and covering it is a legitimate option that we will tell you about even though it costs us the removal. It stops being an option the moment someone cuts, drills, sands or demolishes it.

How much does asbestos drywall removal cost?

It follows the square footage of wall and ceiling involved, so it is quoted in writing after a site visit. Published ranges for our other asbestos work are on the pricing page, and testing is $225 plus $85 a sample with a three-sample minimum.

Do I get a clearance certificate?

Yes, from an independent third party rather than from us. Air clearance is done inside the containment after the final clean, before the poly comes down, and the report is yours to keep for a permit, a sale or an insurer.
