Asbestos floor tile and mastic removal in Calgary
Old vinyl tile and the black glue under it are two separate asbestos questions. We test both, remove both safely, and hand back a floor your flooring contractor can work on.
Vinyl asbestos tile went into Calgary homes, schools and commercial buildings for decades, and a great deal of it is still down there under the carpet. If your floor is 9-inch square tile, or 12-inch tile from before the mid-1990s, or if there is a hard black glue underneath it, you are looking at material that has to be tested before anyone takes a scraper to it.
The tile itself is usually the easy part. The black mastic glued underneath it is what makes this job what it is — it often contains asbestos even when the tile comes back clean, and it does not lift the way tile does.
It is not only tile. Sheet flooring — old linoleum, vinyl sheet and the felt-paper backing under it — is one of the more common asbestos finds in Calgary basements, and the backing is usually the part that contains it. The same goes for the levelling compound some floors were laid over. If your floor is being lifted rather than covered, all of it needs to be identified before the work starts.
What floor tile, sheet flooring and mastic removal costs in Calgary

Small, targeted removals — an entry, a closet, a single small room — typically run $1,500 to $3,500. Larger areas such as a full basement floor are quoted as a job total after a site visit, and most land in the mid four figures.
There is a floor under those numbers because the setup barely changes with size. Sealed containment, negative air, decontamination and clearance testing cost close to the same on a small entry as on a large basement.
Above that, four things move the price: the area and how many rooms; how well the mastic releases, since some cutback adhesive comes up in an afternoon and some fights for two days; access, because a walk-out basement and a narrow stairwell are different jobs; and disposal weight, since asbestos waste goes by the tonne to the only Calgary landfill that accepts it, by appointment and under permit.

Test before you spend anything
Not all floor tile contains asbestos, and the tile and the mastic have to be sampled separately — one can be positive while the other is clean. That distinction changes the scope and the price of the whole job.
Testing starts from around $70 a sample and most results come back in two to five business days. We recommend it first even when it means we do not get the removal work.
Never sand, grind, dry-scrape or use a floor buffer on old tile or black glue to “see what is under there.” That is the single most common way a homeowner turns a contained problem into a whole-house one.
How we do it
1. Assessment and testing. We identify what your project will disturb, sample the tile and the mastic separately, and quote from the lab result rather than a guess.
2. Notification and permits. Alberta OHS project notification goes in at least 72 hours ahead. The landfill permit and disposal appointment are arranged before we start.
3. Containment. The work area is sealed and put under negative air pressure with HEPA filtration, with a decontamination route in and out. Furnace and duct openings get sealed — a forced-air system is the fastest way to move fibres through a house.
4. Controlled removal. Tile comes up wet and intact wherever possible. Mastic comes off wet with hand tools and approved removers. No grinders, no sanders, no dry sweeping.
5. Decontamination and clearance. The area is HEPA-vacuumed and wet-wiped, and air clearance testing is done before the containment comes down. You get the clearance result and the waste manifest for your file.
6. Ready for new flooring. The slab or subfloor is handed back clean and ready for your flooring contractor.

Frequently asked questions
Do 9x9 floor tiles always contain asbestos?
Not always, but 9-inch by 9-inch tiles are the strongest visual clue there is — that size was almost exclusively an asbestos-era product. Twelve-inch tiles from the same period can contain it too, and so can the black mastic underneath even when the tile itself tests clean. A lab test is the only way to be sure.

Can I just tile or put flooring over top of it?
Often yes, and it is sometimes the cheaper and safer choice. Asbestos floor tile that is intact and left undisturbed is not releasing fibres. Encapsulating under new flooring is a legitimate option — but it has to be a floating or floated system that does not sand, grind or mechanically scrape the old tile. We will tell you honestly if covering it is the better call for your project.
What is black mastic and why does it matter?
Black mastic is the cutback adhesive the tile was glued down with. It frequently contains asbestos even when the tile does not, and it is the harder half of the job — tile pops up, mastic does not. It has to come off wet, with hand tools and approved removers, never with a grinder or a floor sander.
Do I need to notify Alberta OHS?
The contractor does. Alberta OHS requires a project notification at least 72 hours before work that may release asbestos fibres, and disposal requires a City of Calgary Industrial Waste Permit and an appointment at Shepard Landfill, the only Calgary landfill that accepts asbestos. We handle both, and you get the paperwork for your file.
Does old linoleum or vinyl sheet flooring contain asbestos?
It can, and the felt-paper backing underneath it is the usual culprit rather than the sheet itself. Sheet flooring and its backing are sampled the same way as tile and mastic, and they are sampled separately, because one can be positive while the other is clean.
